The Farm, a Pittman Partners development located on the historic Pittman Family Farm in Zionsville, is buzzing with activity at the start of 2025. This mixed-use project is transforming the area into a dynamic community space that blends residential, retail and future commercial opportunities. Sam Pittman, Development Manager at Pittman Partners, recently shared updates on the progress and upcoming features of The Farm, which promises to become a cornerstone of Zionsville life.

Residential Progress: The Sylo Apartments

The first phase of the development, the Sylo Apartments, marks a significant milestone for The Farm. These apartments have recently started pre-leasing and are scheduled to open their doors by mid-April, pending final punch list items. Designed with modern amenities and community-focused spaces, the Sylo Apartments aim to provide a comfortable and convenient lifestyle for residents.

“The apartments are a key component of creating a vibrant, walkable community here at The Farm,” said Pittman. “We’re looking forward to welcoming the first residents later this spring.”

A Hub of Activity

The first retail phase of the development comprises approximately 43,000 square feet of small shop spaces and a single-tenant bank. Construction is already underway, with framing in progress. These retail spaces are expected to be turned over to tenants this summer, allowing for build-out periods that will lead to openings by late 2025.

Pittman explained the vision behind the retail phase: “Our leasing team prioritized creating a mixed-use setting with patio spaces and gathering areas for patrons, aligning with modern retail trends. Many tenants have also adapted to smaller spaces, which allows them to operate more efficiently while maintaining high sales through pickup orders and delivery options.”

The first round of retail tenants includes a mix of local favorites and well-known names:

  • Shake Shack: The beloved burger and shake destination
  • Stock Yards Bank and Trust: A trusted name in financial services
  • Rise’n Roll Bakery: Known for its mouthwatering pastries and baked goods
  • Hollywood Nail Lounge: Offering nail and lash beauty services to the community
  • Piada Italian Street Food: A fresh and casual Italian dining experience, already a hit in Carmel and Keystone at the Crossing
  • Niku Sushi: A high-end sushi and cocktail restaurant, perfect for lunch meetings or elegant dinners. This concept has also signed a lease at Fisher’s District and will soon bring its sophisticated menu to Zionsville.

Future Phases: Specialty Grocer and More

As the first phase of retail begins to take shape, plans for the next steps are already in motion. Phase Two B will feature a specialty grocer occupying about 30,000 square feet, catering to both residents and the surrounding community. This phase will also include a single-tenant building, adding another layer of convenience and variety.

Looking further ahead, Pittman expressed interest in attracting medical office spaces and potentially a high-end steakhouse. “We’re looking at the market’s demands and aiming to fill in with uses that enhance the overall community experience,” he explained. “Medical offices, in particular, are a strong contender, as they provide essential services while complementing the development’s focus on long-term sustainability.”

Traffic Improvements to Enhance Access

Construction of traffic improvements will be installed on US 421 and Sycamore Street. “There will be a traffic light at our entry on US 421,” stated Steve Pittman, President of Pittman Partners. “The traffic study indicated that a traffic light would be warranted at a later date on Sycamore; however, the town of Zionsville has indicated that they would prefer a roundabout on Sycamore. That decision was made by the previous council.”

Economic and Community Benefits

The Farm is more than just a development; it’s an economic engine for Zionsville. In addition to generating property taxes and short-term construction jobs, the retail spaces will create long-term employment opportunities and drive local income tax revenue. The inclusion of restaurants will contribute to food and beverage tax revenues, which can be used to fund public projects and local government budgets.

Perhaps most notably, the development’s contributions to Indiana’s state general fund through sales tax collection could benefit local school districts. Sam Pittman highlighted the potential impact, noting that Zionsville schools have historically received the lowest funding per pupil in the state. “Even incremental contributions from commercial developments like this can help make a difference,” he said.

Navigating Market Challenges

The Farm’s design and leasing strategies reflect a deep understanding of current market challenges. Rising construction costs and shifts in consumer behavior have prompted tenants to rethink their space needs. By offering smaller, more efficient retail spaces in a mixed-use setting, The Farm has positioned itself as an attractive option for businesses looking to adapt and thrive.

“Retail remains a straightforward concept: turn the lights on, stock the shelves and open the doors. But the way businesses operate has evolved, and we’ve made sure to incorporate those changes into our plans,” Sam Pittman explained.

A Collaborative Effort

The success of The Farm is a testament to the collaborative efforts of numerous partners and stakeholders. Pittman expressed gratitude to the teams behind the scenes, including American Structurepoint (civil engineering), Gilliatte General Contractors, 7D Commercial Real Estate (leasing), Context Design, Delv Design and the town of Zionsville itself. “Without buy-in from the town, none of this would be feasible,” Sam Pittman emphasized.

As The Farm continues to take shape, it’s clear that this development will be a cornerstone of Zionsville’s growth and evolution. With thoughtfully designed spaces, a diverse tenant mix and a commitment to community impact, The Farm is poised to become a vibrant hub for residents and visitors alike.
